Proof, Not Promises
Two villas carry this page. One taken back to its structural bones; one rebuilt inside and out until the garden reads as one more room. The essay explains what “strip to shell” actually means – most owners are surprised.
A rebuild is honest in a way decoration never is.
How It Runs
It runs in one direction: paper, then dust, then rooms. The house is loudest in the middle weeks and quietest at the end – and if living through it would be unkind, we say so before you sign, not after.
Frames marked “· study” are visual studies, shown while the projects' photography is prepared. The rooms they stand for are real – each opens the project it belongs to.

Answered Plainly
How much does a villa renovation cost in Dubai?
It depends on how deep the rebuild goes, and anyone quoting before drawings is guessing with your money. What we fix is how the number behaves – a lump-sum price against approved drawings and samples, so the figure you sign is the figure you pay unless you change the scope.
Do we need to move out during the renovation?
For a strip-to-shell rebuild, usually yes – it is kinder and faster. For shallower scopes we can phase the house and keep you in it. We will tell you which yours is at the survey, honestly.
Do you handle the approvals and community NOCs?
Yes – Dubai Municipality and your community or developer's NOCs, filed and chased by us. The paperwork differs from community to community; running it is part of the service, not an extra.
Can the renovation include new wardrobes and a dressing room?
It usually should – a renovation is the one moment the master suite can be re-planned around a proper walk-in. The wardrobes come off our own Al Quoz bench, drawn with the rooms rather than after them; they have a page of their own.
Can you change the structure – remove walls, add extensions?
Yes. Openings, removed walls and extensions are engineered, stamped and approved before anything is cut. The drawings decide what the house can carry; we do not improvise structure.
