The Scope

The Distance We Close

An interior fit out is the distance between the shell a landlord hands you and a room that feels inevitable. We close it under one contract. The drawings, the approvals, the services above the ceiling, the joinery on every wall and the finishes under your hand – priced once, sequenced by one programme, answerable to one person. The joinery that carries most of what you will actually touch is cut in our own workshop in Al Quoz, by the people who will also fit it.

The Work

Proof, Not Promises

Fit out is best judged finished. Two villas rebuilt from the shell, a restaurant built from the ground up and a café with its kitchen open to the room are on the project pages – with the phases, the joinery and the decisions that got them there.

A fit out is a thousand decisions that will never be noticed – made once, correctly, in the right order.

The Programme

How It Runs

It starts with a survey and ends with a snag list shorter than the tea break. In between, the site goes quiet for a stretch – those are the workshop weeks, your joinery being cut in Al Quoz. If the building is occupied we work to its hours and its rules – containment up, routes protected, neighbours still speaking to you when we leave.

Frames marked “· study” are visual studies, shown while the projects' photography is prepared. The rooms they stand for are real – each opens the project it belongs to.

Answered Plainly

How much does an interior fit out cost in Dubai?

Honestly: it depends on scope and finish level, and anyone quoting before drawings is guessing with your money. What we fix is how the number behaves – a lump-sum price against approved drawings and samples, so the figure you sign is the figure you pay unless you change the scope.

How long does a fit out take?

An apartment is measured in weeks; a villa taken to shell, in months; a restaurant, by its licence dates. The programme arrives with the price, phase by phase, and keeping it is treated as part of the specification – not a hope.

Do you handle the approvals?

Yes – all of them, in-house. Dubai Municipality, food control where kitchens are involved, and the building management's NOCs. It is our paper and our runners; you sign, we chase.

Can you work in an occupied home or building?

Yes – most of our commercial work and much of our villa work happens around lives in progress. Containment, agreed hours, protected routes, a clean-down every day. And when a rebuild is deep enough that moving out is kinder, we say so before you sign, not after.
